Variation in Selling Price ($/Share)

There may be wide variation in Selling Prices per share depending
- on the general market conditions over time in the region;
- on specific building and common area maintenance and funding issues;
- on specific unit conditions based on the quality of renovations, maintenance, and improvements made by individual owners to their units; and finally
- on motivations of the seller, e.g., estate sales or urgency of a move.

Differences in # of Shares per Unit

Shares were assigned in the original offering prospectus for the cooperative. While the number of shares per unit generally reflects its square footage, units will have approximately 10 more shares assigned per floor over the same ground floor unit. There may also have been additional shares assigned depending on whether similar units had a westerly view or and easterly (Manhattan) view.

Maintenance & Tax Deductibility

Maintenance fee includes heat, hot water, gas, trash & sewer fees, common area expenses, taxes and underlying mortgage. Deductible property taxes and interest on the underlying mortgage have constituted approximately one-third of the fee over the last few years. The extent to which owners may utilize this deduction is subject to individual tax situations and SALT limitations.
